Can I charge my tenant for water consumption?

You can charge your tenant for water providing the rental property is separately metered and it is water efficient. We can arrange for the bill to be issued to us and we will pay your Water Consumption account from your rental funds and invoice the Tenant for reimbursement.

Can we get the tenant to maintain the pool, gardens, and lawns?

Tenants are responsible for maintaining lawns and gardens. They are also responsible for maintaining the pool to a set standard if you have one. (For more information refer to clause 55 of the Residential Tenancy Agreement).

How can I get the maximum rent return on my rental property?

First impressions are lasting ones. To attract a quality tenant who is prepared to pay a premium rent you need to start with your rental property. Is it in good repair? Are the lawns and gardens neat and tidy? Is the property well presented? Are the windows, carpets, floors, bathrooms and appliances clean and in good order? A rental property that is considered 110% in terms of presentation and features will attract tenants who are willing to pay more.

How many inspections do you conduct each year?

During our regular routine inspections we assess how well your tenant is looking after your rental property and also determine if there are any maintenance issues or repairs that require attention. We conduct inspections at the following intervals: 

  • An in-going inspection prior to the tenant moving in
  • 8 weeks after moving in
  • 3 to 6 monthly depending on your requirements and the requirements of the rental property
  • An outgoing inspection on completion of the tenancy

What are your fees?

At Investors Choice Property Services we don’t believe in a ‘one size fits all’ approach. We believe that every landlord is different, everyone’s requirements are unique and no two properties are the same. Therefore we customise the package to suit your rental property and your individual requirements by assessing your property, your needs and listening to how you would like us to work with you.  Our standard managing agency fee however is 7.7% plus one weeks letting fee. 

When will you pay me the rent money?

Investors Choice Property Services has the capacity to transfer your rent daily, weekly, fortnightly or monthly – whatever works best for you. Most of our clients opt for 1-2 payments per month, however if you need your funds today, we can do it.

Will you pay the bills associated with this rental property on my behalf?

Yes, we can arrange for your bills to be forwarded to us and then pay them from the rental income on your behalf. Many of our landlords opt for us to pay their council rates, strata fees, insurances and invoices, making their lives easier.

Do I need to have Landlords Insurance?

We would strongly advise that all owners have Landlords insurance in place which needs to include public liability insurance. (If you are the owners of a unit then your Body Corporate Insurance will not cover you for public liability inside the property). Landlords insurance is used to protect you should your property get damaged or your tenant defaults on their rent payments and are unable to remedy this loss. Your most highly recommended tenant may one day become your worst. Individual’s circumstances and individuals themselves change and the unpleasantness of the experience can be reduced by having adequate insurance. Contact us to discuss what service we provide when you are considering Landlords Insurance.

How do you screen Tenants?

Having a great tenant is the single most important asset to a landlord. So how do you get one?  Our systematic screening process involves reference checks, rental, employment history and more to ensure a quality tenant for your valuable investment. Avoiding vacancy is vital, so we look for long-term tenants with impeccable history. The best way to attract and identify a great tenant is by presenting a neat and well maintained home, by setting a fair rental price and by hiring expert Property Management. Landlords are provided applications that we have approved and have the  opportunity to ask questions and make the final tenant approval.
